RENOVATED FACADE

Facade Renovation Process

The original facade from 1901 greatly needed a refresh in materiality so we set out to bring the facade up to the 21st century. We kept the detailing traditional with a modern flair to enrich the building’s curb appeal. We also patched previous openings in the facade and punched new large farmhouse style window openings to bring in much more light into the new apartments as well as balance out the symmetry.

Unit 2 Kitchen & Dining at 118 Douglass St

Kitchen + Dining

Our client trusted us wholeheartedly to conceive an original design concept that would make these units stand out from the crowd. Drawing on the inspiration of the building’s double street corner exposure and its connection to the outdoors we sought to make the kitchen a real showstopper. Striking slabs of Calacatta gold marble for the countertops, backsplash, and island waterfall complement luxe, earthy teal painted cabinetry.

To further tie the exterior and interior elements together we continued our spin on a city “farmhouse” with shaker style cabinetry, contemporary bell-shaped pendants, and a generous cast-iron farmhouse sink.

Living Room

Laying out each unit to maximize every square inch and to take advantage of the building’s street corner exposure was paramount to us when starting to think about the renovation. We also wanted to tie the public living areas in the front of the building with the private sleeping quarters in the back; doing so allows light from both ends of the building to flood the interior of the unit.

Despite the fact that we weren’t designing these units for specific end-users we wanted each unit to feel as if the apartment was catered to a distinctive buyer, thus we incorporated a wet bar, with ample space to house wine bottles as well as barware, into each unit’s living area. We believe the addition feels cozy, welcoming, and is perfect to entertain guests.

Primary Bathroom

Classic finishes of aged brass and Carrara marble paired with geometric forms, Bardiglio marble accents in the basketweave floor, and hints of black create the upscale and tailored effect we wanted to achieve with the design of this bathroom.

Outdoor Living

Knowing that outdoor space is rare and prime real estate in NYC we designed the floor plan of both units to feature bountiful outdoor areas. To warm up the space on the terraces we clad the walls with weather-proof, ipe wood planks and added dreamy string lights to create a cozy atmosphere at night.
